Description

Scope of Work/Overview:
.1Re-roof the existing 2-ply modified bitumen roofing system on the main roof and the penthouse roof. Re-roof the existing inverted roof membrane assembly (IRMA) at the Radio Shop
(detached building) with a new 2-ply modified bitumen roof membrane system. Slope new roofing systems to existing roof drains. Replace or retrofit existing roof drain inserts as required.
.2 Temporarily disconnect and lift/support or remove the existing rooftop condensing unit on the main building to permit re-roofing. Then reinstall, and reconnect upon completion of the
roofing work. Provide pre-construction and post-construction start-up of condensing unit, confirming proper operation.
.3 Remove and dispose of the existing obsolete roof top unit on the Radio Shop prior to re-roofing. Infill resulting roof opening prior to re-roofing.
.4 Remove and dispose of the approximately 9 metre tall chimney, above the penthouse roof and all of its associated guy wires, anchors, antennas, power and communication cables, conduits, and
connectors to approximately 600mm below the penthouse roof. Infill the resulting opening in the penthouse deck (metal with concrete topping) prior to re-roofing.
.5 Remove and dispose of the asbestos containing panels at the top of the chimney.
.6 Remove and disposal of obsolete exterior wall-mounted equipment, conduit, and cable from the northwest wall of the penthouse and the patch and seal any holes in the cladding.
.7 Remove and dispose of obsolete supports/sleepers from previously removed rooftop equipment.
