GOC2553221-CS - Whitton Hall Fit Up

This project is to fit-up Whitton Hall located at 111 Sussex Drive,providing cost effective, modern and efficient workspace for the temporary accommodation of LCM branch of Global Affairs Canada. The branch includes approximately 30 FTEs who are presently located in A Tower of 125 Sussex Drive. The goal is to undertake the minimum amount of work required to accommodate this group in the space identified at 111 Sussex while their end-state location is being renovated at 125 Sussex Ave.
Statement of work: Prime Consultant to be retained through a modified request for proposal (RFP Lite). Architects & Interior Designers will be invited to act as the prime consultant. The Prime Consultant will be responsible for carrying all of the required sub consultants. Consulting team to consist of Mechanical, Electrical.
The Architectural lead must have proven experience incorporating modern workspaces in designated heritage space. The space will be fit up according to GC workplace fit-up standards and using selected furniture kit of parts to showcase GAC’s headquarters future workplace environment. The Architectural lead will provide 33%, 66% and 99% drawings for review by all stakeholders. The Architectural lead will be responsible for preparing the documents for the FHRBO administration application submission. This application will be reviewed by BGIS’s Heritage Manager prior to being submitted to FHBRO. Furniture layout, design and functional program to be prepared by others. These documents will be provided to the Prime Consultant.
Base building Work: Electrical: It is proposed Power to all workstations will be provided via connect tracks off of the walls and columns, In order to minimize interventions to the ceiling. Required lighting levels will be achieved through utilizing upright lighting installed on vertical partitions of systems furniture. Mechanical: No interventions to existing mechanical systems are anticipated. Existing HVAC system will be rebalanced to accommodate the increased number of occupants. IT, AV, Security: In order to preserve wall finishes it is proposed IT cabling will be pulled through connect tracks. AV (requirements are still to be verified) will be provided on portable stands. Security requirements will be verified with the tenant. The space will be secured with the installation of card readers on the entrances to the space. The historically significant double doors will be blocked and only be used for emergency exiting. Egress: The travel distance from any point within the space to be occupied to any one exit requires verification. The maximum travel distance permitted must be within 40 m as the space is not sprinklered.
Acoustical Assessment Scope:
After completion of the previous fit up project, the areas RT-A000, RT-B000, R2-B000 (refer to attached plans) a number of deficiencies were identified including poor acoustical performance of spaces.
Observation made include: Lack of sound masking in the workspace, gaps in the partitions surrounding meeting rooms, poorly constructed plenum baffles.
