GOC2553014-CS - Refit Office Space EMB 1st Floor

Scan walls for any beams. Reconfigure 306m2 office space. Remove existing carpet and replace with carpet tile, demolish few walls.  Sand, patch and paint all walls. May need adjustment to HVAC and sprinkler systems.
Consultant to:
• Design office space according to the ABW standards. See details in the attached file.
• work closely with client on design options and finishes;
• Prepare 3 design options for client approval;
• Prepare and present 2 concept boards and Class D cost estimates for the approved design option.
The Architectural lead must have proven experience in modern workspaces in designated heritage space. The space will be fit up according to the ABW standards. The Architectural lead will provide 33%, 66% and 99% (complete with a pre tender Class A cost estimate) drawings for review by all stakeholders. The Architectural lead will be responsible for preparing the documents for the FHRBO administration application submission. This application will be reviewed by BGIS’s Heritage Manager prior to being submitted to FHBRO. Consultant to retain Mechanical and Electrical subs. Electrical sub to verify electrical components, possibly the install of a new panel will be required. Consultant to investigate eggress ‐the travel distance from any point within the space to be occupied to any one exit requires verification. Consultant to investigate the occupancy load. Tenant will be responsible for the procurement of the furniture, the dismantling of the existing furniture and file cabinets and the install of the furniture. Work should be completed on March 24, 2020.
