Approximately 5300sq/ft to be renovated. All areas beyond the loading garage (room 123) to be gutted. Room 123 to be able to accommodate interior unloading, with door access to the archive area within. The archive area to be 60-70% of the floor space; with its own temperature and humidity control; high density moveable storage to be installed; any archive area with windows require special visual and security capable film on interior, and; floor to slab demising/secure walls. The remainder of the floor space is for washrooms, lunchroom, and employee layout. 12 employees expected in the building: 5 within one large closed office, 7 in open workspace layout. 5 person office layout to be able to accommodate 6x8 desks (potential within 106/106A); 7 person layout can utilize 6x6 desks; HVAC control for work area to be separate from archive area.
The office layout to conform to GC workspace standards (may required lighting changes). Existing concrete furniture, plumbing, and prisoner grade fixtures all to be removed/demolished from former prisoner holding area. The new layout must be fire/egress compliant. The existing washroom layout has lockers and showers that will not be required for new use, and the washroom may be reconfigured to suit best practices layout; one gender neutral washroom required, with any additional, as stipulated by code. IT requirements are normal level, but considerations for Wi-fi enabled network may be approved.  Design completion for 2019-20, with construction in 2020-21.
Replace Fire Alarm System with new system with similar capacity and capabilities of existing system. Existing system is A single stage, three-zone fire alarm system has been provided for this facility. The system consists of fire detectors, manual pull stations, 6" alarm bells and a main control panel (Edwards Fire Shield 302) located at the entrance corridor. New system to meet current NFC and NBC requirements. Site examination by consultant required to verify level of protection required to comply with Treasury Board requirements for protection of federal premises and materials and records stored on site.
