GOC1961072-CS RFP Lite - Replace Roof

Replace roof - back end roof ("L") shaped portion (new section but still 25+ years old) is in poor condition but
the entire roof may need replacement due to end of lifecycle as well. The subject building was reportedly
constructed in the 1965 with significant renovations completed in 1997 . Existing flat roof is 2 ply modified
bitumen, insulation unknown fitted on Q deck. no energy evaluation completed as this is only a small building
of 12,744 sq feet. Roof has been repaired over the last 2 years to stop leaks and granulars are depleted
from roof. Consultant to complete a full review of the roof including a destructive sampling to ascertain the
type of roof and what lies beneath including any asbestos materials in roofing system. There are 7 HVAC
units on the roof as well as exhaust fans that will have to be addressed during the roof replacement. As well
there is a patio on this roof that will also have to be removed to install new roof. The area of the roof where
access is gained will also have to be redone to match new roof. There is no fall arrest and existing drains can
be reused if in good shape as determined by consultant during investigation. Consultant to investigate the
modification of the existing curbs, sleepers, roof area drains, scuppers, rainwater leaders and replacement
with commercial materials. The new roof to have minimum 2% slope and 4 % slope for area drains with
minimum Energy code required insulation thickness at lowest portion.
