GOC2081013-CT-CAR - Construction Services - Chilled Water Piping Replacement

.1 Requirements included:
1.1 Provide a new and fully functional chilled water distribution and collection piping system as shown on the mechanical drawings.
1.2 Provide new piping accessories up to all required coil connections, including but not limited to new pressure independent control valves, strainers, isolation valves, crossover piping and all other accessories identified on coil connection standard details as shown on the mechanical drawings.
1.3 Integration into the BAS of all new pressure independent control valves at all coil connections as shown on mechanical drawings.
1.4 Safe and effective removal of asbestos containing material including but not limited to materials in the form of pipe insulation, ceiling tiles, adhesives, fittings, or any other.
1.5 Removal of the existing chilled water distribution and collection piping system and all accessories up to coil connections as shown on mechanical drawings.
.2 Controls Scope (Preselected Subcontractor):
2.1 Demo and capping of the existing pneumatic control thermostats and tubing where possible.
2.2 Total of 23 Fan Coils
2.2.1 BACnet Controller. Mounted above the unit, conduit or wire-mold down to unit
2.2.2 BACnet Controller Enclosure
2.2.3 Fan On/Off
2.2.4 Fan Status
2.2.5 Install Hand/Off/Auto switch
2.2.6 Pressure Independent Control Valve (Line size, final CV setting once Water Balancer reviews system) Mounted in ceiling above or below the unit depending on piping configuration, Balancer supplied by others
2.2.7 120VAC to 24VAC Transformer
2.2.8 Supply Sensor
2.2.9 Room Sensor (standard, temp readout and setpoint adjustable)
2.3 Disconnect existing control wiring on AHU-3,4,5,6 and 7 Cooling Coil valves.

2.4 Supply and wire 5 NEW 2way Pressure Independent Control Valves, retest the system cooling loops
2.5 Supply and Install conduit or wire-mold as required for the Communication Loop
2.6 Lift included in Electricals quote for work on lower floors in areas that are above 14 feet high
2.7 30 day remote test
2.8 Added time to work with Commissioning Agent
2.9 8 hours of training
2.10 After hours work where required on the floors. Mechanical room would be regular working hours. At this point we are assuming min 50% after hours work.
2.11 Phasing
2.12 Installation of control valves by others
2.13 Balancer work required by others
2.14 Chilled water piping by other
2.15 Drywall repair by others, our Electrical subs will mitigate drywall damage during installation as much as possible
.3 Owner's Occupancy: Work to be completed while owner remains in building and building use continues.
.4 The Mechanical Contractor shall be the Prime Contractor for this project. All trades required for this project that are not within the Prime Contractor’s capability to execute shall be sub-contracted to complete that portion of the Work for which they are qualified.
.5 The Prime Contractor shall be responsible for all drywall repair cost and coordination, which result from abatement, demolition or new work.
.6 The Prime Contractor shall be responsible for possible relocation of ceiling mounted equipment, including but not limited to sensors and light fixtures in areas where the ceiling must be removed for abatement, demolition or new work.
