Statement of Work/Overview:
Replace existing shingles with Glass Fibre asphalt shingles as follow:
1. Replace existing slope shingle roofs to new Glass Fibre Asphalt shingles for high wind application, colour to match existing;
2. Install new asphalt shingles with six nails per shingle for high wind application;
3. Apply mastic at all newly installed asphalt shingle tabs as required for high wind application;
4. It is recommended that all roof areas be covered with new Ice and Water Shield Protective membrane in lieu of No. 15 plain felt, prior to the installation of new asphalt shingles;
5. Install new prefinished 24‐gauge metal drip edge at all eaves and rakes (gable‐ends);
6. Install new asphalt shingle starter course at all roof perimeters;
7. Replace all rubber boot vents to new;
8. Replace all steps flashings to new 24‐gauge galvanized metal step flashing for all counter flashing
details;
9. Install ridge and hip cap shingles as recommended by asphalt shingle manufacturer, as required;
10. Install new prefinished 24‐gauge metal flashings as required around all flashing details. Colour of the new metal flashing to match existing metal;
11. Remove existing and apply new caulking at termination of flashings and metals. Apply new caulking to all exposed nails on ridge/hip caps, and rubber booth flashings, etc.;
12. Replace all eaves troughs to one size larger, from 4” to 5” prefinished aluminum. Replace all downpipes to one size larger; all new downpipes to be 3”x4” prefinished aluminum.
Addendum #5:
Clarification (Question & Answers):
1. The scope of work page 1 - Number 4. It asks for the complete decking to be covered with ice and
water shield. This is not recommended. Ice and water shield can suffocate the deck and is only to
be used at eaves or on a 3/12 slope as full coverage. Please confirm. Answer: All roof deck areas
shall be covered with new ice and water shield protection membrane.
2. Please confirm that requesting the shingles at the eaves be cemented and not the whole house.
Answer: All new asphalt shingle tabs shall be cemented on all roof areas for the entire house.
3. Second page of the scope of work - States on each house how many vents and where. But in the
site meeting we were told to put ridge venting. Need to confirm which is correct. Note: both cannot
be on the same attic space, must be one or the other. Answer: Venting requirements are stated
clearly in “attachment 6” for each property. The specifics in the scope of work overrides the
technical specifications
4. For 9656 Reesor Road, in states to add vents, these vents needed added to the rear to stop cross
venting from occurring. Answer: Add specified number of new vents to locations to avoid crossventilation. Relocate existing vents as required to avoid cross ventilation, this task shall include
closing of existing openings and making new openings as required.
5. For 7056 Major Mackenzie, currently there are vents on the front and rear. This needs to be
addressed. The vents at the front need to be closed off and new ones added to the rear. It is
currently cross venting and not drawing from the soffits as it should. Answer: Add specified number
of new vents to locations to avoid cross ventilation. Relocate existing vents as required to avoid
cross ventilation, this task shall include closing of existing openings and making new openings as
required.
6. For 10465 9th Line, the vents are not sufficient. There are only three and they are crossing each
other, one needs closed and four more added to other so 6 in total are needed. Answer: Add
specified number of new vents to locations to avoid cross ventilation. Relocate existing vents as
required to avoid cross ventilation, this task shall include closing of existing openings and making
new openings as required.
7. For 10884 9th Line, it says to be adding 4 vents. It is currently cross venting so front vents need
closed, and 6 should be across upper rear and two on lower rear. Answer: Add specified number of
new vents to locations to avoid cross ventilation. Relocate existing vents as required to avoid cross
ventilation, this task shall include closing of existing openings and making new openings as
required.
8. For 7129 Elgin Mills, the heated area of the house is 29 square so it only requires 10 vents. Also
they cannot be installed on all slopes as they will cross venting. They need to be installed in correct
areas. Answer: Add specified number of new vents to locations to avoid cross ventilation.
Relocate existing vents as required to avoid cross ventilation, this task shall include closing of
existing openings and making new openings as required.
9. For 7632 Elgin Mills (is actually 7672), the vents need to be installed so they are not cross venting.
Answer: Add specified number of new vents to locations to avoid cross ventilation.
10. For 11410 York/Durham Town Line, I’m not sure of the attic setup as there is a flat roof on top. If it
is all one attic space then the vents should be closed on the shingle walls and installed on the flat
roof for proper exhaust at the highest possible point. Answer: the exact construction of the attic
space is currently unknown. Follow the specifications for ventilation requirements.
11. Performance Specifications (Section 07 30 00 pg. 1), It asks for Fiberglass shingles as an
alternative to asphalt. There is no such thing. Shingles are all a fiberglass mat put through an
asphalt process. Answer: The specification asks for fiberglass mat asphalt shingles as an
ATERNATE to organic mat shingles. The term asphalt shingles shall be ignored in this sentence.
12. Performance Specifications (Section 07 30 00 pg. 1), It also refers to Organic shingles and these no longer exist. Please advise as what to do with this? Answer: Only fiberglass mat asphalt shingles to be used.
13. Performance Specifications Pg. 3 1.10 .1, it says all unused shingles remain property of the owner
(this owner is us as the shingles are never “extra” they are brought in case any bundle has any
defect we are not left short.) Answer: As specified, any leftover shingles from open bundles that
have not been used must stay on site and not taken away at the completion of work. This does not
include any garbage, only for full singles that are not used.
14. Performance Specifications Pg. 4, asks for IKO Cambridge IR - should this say IKO Cambridge AR.
The spec says to match existing and not all house have the same shingle. Answer: New asphalt
shingles shall be as specified, Cambridge IR by IKO.
15. Performance Specifications Pg. 4, it says eaves is ice and water shield and underlayment is
synthetic but the scope says different. Answer: That was discussed at the meeting and it was
made clear that Ice and Water Shield to be installed throughout.
16. Performance Specifications Pg. 5, says ridge vent and breather vents. Need to know which one.
Answer: See addendum no. 1.
17. Performance Specifications Pg. 6, says to seal down the eaves metal with plastic cement but does
not say that in the scope. Answer: It does not need to say it in the scope. It is saying it in the
execution of section for the fiberglass shingles. The application of plastic cement as described here
is required under specifications.
18. Flat Roofing: The pages are speaking of a torch down system. We were told on site there is no torch down allowed. Answer: See addendum no. 1. The spec asks for self-adhering vapour barrier on a steel deck, these do not have steel decks. Answer: No steel deck, all decking are wood. It asks for insulation but gives no size. Answer: See page 3 of section 07 52 00, item 2.2.1, its states the thickness to be two layers of 1200mm x 12mm x 38mm. It asks for taper but we were not allowed on roof to get accurate measurements for taper. Answer: Contractors to allow for tapered insulation as specified. No Manufacturer gives a full 25 year warranty. Answer: Warranty shall be 25 years as specified.
19. Performance Specifications (Section 07 62 00 page 4), eaves and troughs - confirm we can use
screws and brackets. Answer: as specifies, eaves troughs to be secured at 750mm O.C with eaves
trough spikes through spacer ferrules.
20. Brookfield pages: States roofing should be done in warmer weather - please provide timelines. Answer: The technical specifications are to be used as a guideline, the proposed schedule detailed in the RFQ, and discussed at the site meeting must be followed. Work is expected to be completed over the winter months.
List of Separate Prices - Does not indicate what separate pricing covers. Answer: Separate unit
price for deck replacement is required.
Addendum #6
Add:
Please add two (2) additional roofs to the Scope of Work as per attached documents. There are a total of nine (9) roofs, & for Parks Canada & two (2) new roofs for Transport Canada. The roofs are in the approx. same area as the original roofs for Parks Canada. Mandatory Site visit is not required for the additional two (2) roofs. You will need to break the cost out of the additional two (2) roofs as the original roofs, revise form attached.
