The study is required to assess the conditions and the compliance of the plumbing and drainage piping, i.e. domestic cold, hot, recirculation, vents, sanitary and storm drainage piping including roof and sanitary drains. Some of the piping run behind walls and above ceilings where access might be a challenge, as well as some have asbestos insulation . The consultant shall: 1. Carry out a detailed and in depth site investigation of the existing piping including visual investigation, non-destructive examination, i.e. Ultrasonic, Camera scope (CCTV),etc., as applicable to evaluate the piping conditions and compliance. 2.Review the existing drawings and building conditions report and determine the best locations of the pipes where the ultrasonic testing will be performed. Piping shall be assessed in the perimeter area as well as the core of the building. CCTV camera inspection of the sanitary and storm piping shall be done on the entire length of the main pipes and shall follow the pipes until they exit the building. 3.All findings shall be provided in a detail report including pictures, locations of the pipe tests, length of pipe required for replacement (as applicable) and a summary of the recommendations proposed to address any found issues; each recommendation is to be presented with the required timeline to achieve it , associated risks and challenges, cost D estimate and its pros and cons. Consultant shall also promptly identify and notify the building project and property teams of any critical/urgent conditions and/or immediate repairs or replacements . All work and recommendations shall be in accordance with NBC, NPC, Ontario codes and applicable codes and standards.
