GOC6647400 Boiler Replacement - The intent of this project is to replace the existing cast iron sectional boiler which is past its lifecycle. The current boiler is a HydroTherm R-2508 (serial number CHC1080). A recent maintenance visit by an HVAC vendor confirmed that the system was 44 years old. The boiler should be replaced with high efficiency system which will require new piping an d venting to meet current codes and standards. The existing system has standalone controls and does not have a central Building Management System (BMS). Due to the age of the site and the system, there is asbestos in the piping insulation that would need to be abated during the tear out. As per RCMP policy outlined in PMM 3.3 Building Standards and Guidelines ("Unclassified Version"), the Fit-Up Standards will be applied to all detachment construction, renovation, retrofit and rehabilitation projects.
Ancillary equipment/devices are to be included in the project scope as necessary to ensure a fully functional system (electrical, controls, piping, venting, etc).
GOC6645240 Mid-Life Reno - The intent of this project is to renovate the office area and washrooms (excluding any upgrades to cell blocks) to improve the workspace and refresh the washroom facilities. The client has requested the installation of new LED lighting throughout both the office and washroom areas, maintaining the existing fixture locations. Upgrades will include new flooring in the office and both washrooms, along with new fixtures such as vanities and toilets. No painting of walls required in the office areas however the client has requested that both washroom ceilings receive a fresh coat of paint to enhance refresh (wall tiles in washrooms are to remain as is - washrooms do not require mobility improvements but accessibility and ‘best practice’ approach should still be conducted for other pillars of disabilities (sight, hearing, cognitive). Where fixtures and accessories are to be replaced we will use this opportunity to select products and their placement to accessible standards (universal height and reach standards, colour contrasting. Client has requested a possible partition between the toilet and the urinal in the men's washroom which will be investigated by the IHDR Team and a potential partition for the shower (TBD as may remain as a curtain). Client has also requested a stall in the women's washroom in the event that someone enters unannounced so that will be reviewed as well. Final details of design will be finalized through planning phase with input from all stakeholders once a proper investigation has taken place.
Both washrooms currently have epoxy flooring, and it has been requested that the shower base in the men's washroom be replaced with a new one, complete with updated shower accessories. The exact requirements will be determined throughout the design phase by BGIS IHDR team with input from RCMP MB Asset Management. As per RCMP policy outlined in PMM 3.3 Building Standards and Guidelines ("Unclassified Version"), the Fit-Up Standards will be applied to all detachment construction, renovation, retrofit and rehabilitation projects.
GOC6644423 Armoury Relocation - The intent of this project to build a new armoury (police equipment room) in the detachment for the safe and secure storage of all police operational equipment. Since this requirement is very specific and the guidelines for the fit-up have been pre-determined by the RCMP, a consultant's involvement would be required to ensure that those requirements are met by the contractor and the installation functions as intended. The room identified for the new armoury is Room 1 as per the Detachment's Floor Plan.
Wood construction building (type B)
Include minimum 4 outlets for new Body Worn Camera equipment (we can determine quantity and location when on-site for design)
Include 2 data ports for taser equipment (we can confirm location when on-site)
Security requirements (PMM also must be consulted)
Fit up Requirements:
• All walls require two layers of 19 mm (3/4”) plywood with staggered seams.
• If the walls are not slab to slab, the ceiling requires two layers of 19 mm (3/4”) plywood with staggered seams.
• HCM door (16ga door skin).
• Door frame to be 1.6 mm (14 ga) steel with strike bucket which will accept a 25 mm (1”) throw dead bolt. Install anti-spread bracing (for stud wall construction) in the area of the strike bucket.
• ANSI F15 lockset, Hinges: 1 ½” pair & heavy duty door closer.
• Intrusion Detection System zoned separately.
• Electronic Access Control (recommended).
•The Property Management Manual requires that this room has a fire resistance rating of 1 hour. It also means the new door must be equipped a self-closing devices. If there is ventilation duct crossing into that room, then a fire damper would need to be installed.
As per RCMP policy outlined in PMM 3.3 Building Standards and Guidelines (Unclassifed Version), the Fit-Up Standards will be applied to all detachment construction, renovation, retrofit and rehabilitation projects.
