The project scope is to facilitate improved space utilization through revisions to the existing floor plan layout and the replacement of existing workstation furniture and implementation of improved collaborative areas/elements on the 1st and 2nd Floors contributing towards GC workplace standards. BGIS TFMS has completed block plans. Consultant Deliverable #1: Complete building code analysis and tender ready design drawings and specifications for review and approval by CRA detailing all Architectural/Structural/Electrical/Mechanical requirements for modifications to meet Canada Revenue Agency (CRA) Fit-up Standards on the identified floors. New partition walls and doors are to be constructed and access to egress, occupant load etc. will change from existing. Architectural work is anticipated to be construction of new study and meeting rooms of gypsum board on frame partition walls, or demountable partitions, finish flooring and suspended ceilings. Patch and paint, rework of existing ceilings etc. in areas where furniture layouts only are changing. Furniture supply, installation and relocation of existing furniture will be provided by PSPC and/or CRA. The Consultant shall provide a furniture plan to assist in CRA's procurement. The furniture plan is to be updated based on the vendors inventory to ensure the pieces work within the space. The Consultant shall include a structural review of floor loads, mechanical HVAC revisions, electrical power, lighting, all to suit the revised floor plan and furniture layouts. The Consultant shall include for power connection to furniture and provide a plan drawing to assist CRA/SSC with coordination of furniture installation. The electrical plan is to highlight the electrical power locations for connection to furniture. Data cabling and connection of furniture to data will be provided by SSC. Consultant Deliverable #2: Supply of a Class A construction cost estimate based on CRA approved design drawings (Deliverable #1) to be used for funding application. Consultant Deliverable #3: Selection of and engagement with a General Contractor (GC) to implement all requirements identified in design drawings and specifications approved by CRA (Deliverable #2), coordination of the furniture installation and electrical connection to the furniture. Procurement and installation of furniture by CRA. Data connection by SSC.
