Description

GOC535496 – Replace Water System pumps. Initial verification needs to be done by Consultant and recommendations from Property Management and Building technicians on priority. See section 3.7 of the Appendix 4 for important considerations for the scope of this project. Consultant to produce a Report outlining options for replacing pumps, produce plans and specs for chosen option out of the Report, provide Construction documentation management and management of Contractor.

CMMS has 31 pumps are on the list. Duty of some pumps are higher. Some run once a day and once a week.
Some pumps are accessible and some are amerced pumps and not visible.
Domestic Hot Water and septic.
Some are not used and should be excluded. Ex; dechlorinated water.
If there are some pumps that will require draining of system, septic tanks.
Building Techs to check the list and update CMMS. Renovated pumps to be looked at. Any repairs needed. Life cycle replacements.
Consultant check the entire water system and produce recommendations to in their report.
List if pumps are being powers by VFDs. Retrofits with VFDs that are no longer to code. Motor replacement to be considered and addition of VFDs.
Check valves to be included but only certain assemblies of pumps that include check valves. Same for backflow preventers.
Piping may contain asbestos insulation. May require additional testing when recommending replacement.
Installing redundancies to be presented as option for consultant report.
