GOC604407-CS - Boiler Upgrades

Replace main gas-fired hot water boiler. The hot water boiler supplies heated water to the perimeter radiation, unit heaters, cabinet heaters, zone temperature control reheat coils and glycol heat exchangers.  The boiler is approaching the end of its service life. The building and systems rely heavily of the operation of the boiler.  Currently the boiler system consist of two boilers - One larger than other.  Small boiler to be replaced first.  Investigation of building demands should be completed to determine if existing sizing of boilers are adequate and efficient.  Lead/Lag controller will be included in replacement.  VCI Controls currently has BAS contract and must be used for BAS controls.  It is expected that the existing monitoring points can be re-used if acceptable.  BGIS energy team will be involved in project.  Options proposed in the IAR must target significant energy and GHG savings that achieve PSPC’s acceptable internal rate of return within 25 years as well as consider "new-new" technology that has not traditionally been implemented by PSPC.
