GOC1105571 9th Floor Refit

• The client is anticipating on moving a number of staff to the 9th floor. This would include Real Properties department staff as well as HR staff.
• The consultant is to review the existing spaces and provide 3 layouts that conform with the latest Public Works Office Design guidelines at 33% for the clients review. The layouts are to include space for 30 HR staff who need 4 offices, 1 boardroom, 2 smaller client consult rooms, 2 meeting rooms; 9  Real Property staff who need 1 office & 1 project room;  and a one dedicated office for French language training  that should be large enough to fit 6-8 people). Also looking to expand the Grain Research Lab swing spaces for upcoming renovations.
• It is requested that the existing offices be kept and reutilized as either breakout rooms, meeting rooms or to house multiple staff within them.
• Consultant to review the electrical/Lan requirements needed for the approved layout and provide necessary outlets/power/ to the space.
• Within the properties spaces marked in blue the consultant is to review the possibility of adding a storage room within the blue hatched marked area. Type of storage equipment within to be confirmed by client.
• Office room 2 within the blue marked space is to be removed.
• Office room 1 within the blue marked space is to be reviewed for possible removal.
• Area marked in Green will become hoteling space for employees. Offices to be used as break out rooms and open space will house stations.
• The current kitchen is to extended taking up the entire area filled in with green. This will involve the removal of the wall between the two space, review of plumbing and addition of new if required, provision of new millwork for the kitchen and new sinks.
• Office 3 in the yellow marked area is to be removed to provide additional work area. (TBD)
• Office 4 in yellow marked area is to be reviewed to determine if it should become a breakout room or if the additional lab equipment is to be housed there.

•  Consultant is to review the existing equipment in the lab and prepare a design that provides the required electrical for the equipment.
• Consultant to review the oven in the lab space and determine if a vent is required for the oven. If a vent is required, design is to include a vent for the oven. The exhaust end point is to be reviewed and determined by the consultant as per the site conditions.
• In the adjacent room in the lab the client would like to use a series of lights for conducting their work. These lights produce a large amount of heat. The consultant will need to review the space and determine the best method within the confines of the site conditions for installing a vent to remove heat from this space.
• Consultant to review possible means of cooling for these spaces via a vent or air conditioning.
• When entering the lab there is a partial concrete wall section that is to be demolished.
• Design team is to prepare drawings/specs for repainting and replacing the floor within the lab.
• These two items will be issued as separate price items in the tender.
• Design to include for new millwork as a separate price item in the tender.
• Consultant to review the current floor drains for function as well as location for the equipment and provide recommendations on reuse, alteration or installation of a new floor drain.
• Cosmetic revisions will include for new carpet and painting of the walls and doors.
