GOC1247138-CS - Roof Repairs and Membrane Maintenance

A 2016 study (Roof Integrity Investigation - GOC478206) identified multiple issues with regards to the roof that could lead to water penetration within the facility. The study identified failing roof drains and improperly installed drain flanges that has lead to water penetration in the facility. Future water penetration is further threatening the collection and storage within the facility. Furthermore, roof membrane was identified as being ripped and tenting in other areas, as well as shrinking and pulling at the perimeter. The objective of the project will be to extend the current life span of the roof by completing minor repairs to different elements that are visually causing damage to the facility and threaten to cause future damage. These include but are not limited to: Patch and repair visible tears and rips in the EPDM membrane, reinstate gravel where displaced, reinstate any blistered or tented membrane replace the 21 roof drains and their assembly.
 
The EPDM membrane is 22 years old and has had several patch repairs particularly around roof drains, raised platforms transitions and terminations of roof penetration from abandoned equipment curbs. Minor tears and rips were observed in the EPDM membrane on the raised platform with the roof hatch. Blistering of the EDPM membrane around the base of a roof curb was noted, as was tenting at a raised platform. Depending on the level of moisture in the indoor air, condensation might build within the roof assembly during cold temperatures. The roof drains appear to be retrofit or insert type drains. They are constructed with a shallow drawn metal flashing flange connected to a vertical "tail piece" likely constructed of standard pipe. It was noted by the study that at a number of locations observed that the clamping ring and flashing flange have been sheared from the tail piece, allowing rainwater to enter the roof at the tail piece. Shrinking of the EPDM membrane is a known issue and some evidence is observed at the tenting location and perimeter of the roof.
