GOC325899 - Cs - SDS - Energy Efficiency Implementation

Statement of Work/Overview:
 
Based on recommendations from the Energy Audit completed at 101 Col. By Building by morrison Hershfield (dated March 31, 2014) and Recommissioning Assessment Studies, all energy conservation opportunities with less than a ten year simple payback shall be considered for implementation.  The recommendations that meet the payback period are as follows:  
 
Air Sealing: Replace or repair and adjust weather stripping and door sweeps on the main entrance doors at the concourse level.
 
Reduce Steam Leaks - Steam Traps and Leaking Safety Valve:  Steam traps and one safety valve were leaking steam. The audit proposes implementing a steam trap/leak survey and repairing or replacing leaking fittings and leaking equipment.  Preston Fipps Survey completed approx 2010 and is available for review.
 
Reinstate the VFD on the Domestic Water Booster:  Replace and re-commission a defective drive on the domestic water booster and add a pressure tank to the system.
 
Replace Stairwell F32 T-8 Lamps with F25 T-8 Lamps:  This measure proposes a mass re-lamping of the 32-Watt stairwell lighting fixtures with reduced wattage 25-Watt lamps while maintaining the current electronic ballasts. If implemented the lighting levels would continue exceed minimum levels required by Code.
 
Implement Lighting Controls for 13th Floor Lights:  This measure proposes connecting approximately 100 1-tube T-8 fixtures to the existing GE lighting control system. (The fixtures currently remain on 24/7)..
